Common Water Heater Problems
Rust & Corrosion
Rusting and corrosion on the exterior of the water heater, inlet pipes, or parts can indicate a potential issue with the water heater. It can also mean the water heater is near the end of its life if it is more than 6 or 7 years old. With heavy corrosion buildup on valves for water lines to and from the heater, it could mean that there have been fluctuations in pressure causing small leaks.
Severe rust, or rusty water, could mean the tank will need to be replaced. As water heater age, sediment buildup and corrodes the inside of the tank and rust can develop allowing it into the main water supply. In most cases, this means a water heater replacement.
Leaking Water Heater
It is common for water heaters to leak due to fluctuating pressure, and the temperature and pressure relief valve is part of the unit for that exact reason. But while small drips should not be cause for concern, homeowners should keep an eye on the water heater leaks.
If the water heater is leaking from the bottom of the tank, that is an indication the tank is failing and will need to be replaced. If it is in a garage and a small slow leak, schedule an estimate as soon as possible and ensure nothing is near the heater that could be potentially damaged. Leaking water heaters can burst causing water damage and flooding of homes.
If the leaking water heater is inside of the home, it is nest to immediately run the water off to the heater and schedule an appointment with a plumber to avoid flooding inside of the home.
Pilot Light Not Staying Lit
Just like any mechanical appliance, at times parts will stop working properly. It is rare, but the part on some water heaters that keep the pilot lit can go out. Sometimes, relighting the pilot is all it takes, but sometimes the part will need to be replaced. Generally, as long as the water heater is within warranty, the manufacturer can send the part and a plumber can replace it in under an hour.
It is always a good idea to be safe and let a professional inspect the unit, however, as it could be a larger issue. San Diego Gas & Electric will also come to inspect water heaters free of charge, but if there is a potential gas leak, they may shut off the gas to the entire home until it is repaired and inspected.
